Kokanee Springs is nestled between the Selkirk and Purcell Mountains on the shores of Kootenay Lake in British Columbia. Harris & Harris, the lead within a multidisciplinary team of consultants, were hired to prepare a master plan for development of approximately 750 acres of prime real estate around one of BC’s premier golf courses.

The team undertook an extensive site suitability assessment in order to minimize the environmental impact of development and maximize the site's natural characteristics. The master plan is based on conservation planning principles that endeavor to protect local and regional ecological systems, enhance local and regional economic growth, and promote the well being of the environment and its inhabitants.

The master plan identifies existing land to be conserved and subsequently optimal land to be developed. The plan integrates a variety of housing types and community green spaces within three residential neighborhoods including a parcel of cottages between an ecologically sensitive riparian habitat and the golf course. A golf course resort center and waterfront resort center complete with green spaces and walking paths are included as well. Vast networks of multi-use trails serve well for many recreational activities such as hiking and mountain biking, With abundant environmental reserves left intact, local ecology is protected and wildlife is left to flourish, unimpeded by development.
